I already own a block of land; can you build on it?
Provided it is residentially zoned land, it’s most likely that we can build on it. Rural land and acreage lots may also be okay but due to differences in regulations and requirements we need to review these on a case-by-case basis. If you have a rural lot or acreage, please contact us so that we can discuss your options further.

How much does this service cost?
As the homebuyer, there is absolutely no extra cost to you for our services. We are paid by the builder that you contract under the same scale as their new home consultants are. After you have the land under contact, there is an initial deposit to the builder of $3,500AUD you will need to pay. This will form part of your overall building contract price, so there are no additional costs for working with us.

How long does all this take?
There are many variables that come into play when transforming ideas into new house and land packages. However as a general rule, it’s best to allow 9-12 months from the signing of the land contract to the popping of the champagne cork as you celebrate moving into your new home – assuming that the land is registered and ready to build on.

Can I go to the builder direct and get a better price?
You are most welcome to try! The builders we work with rely on us to do all the upfront research and due diligence on the lot and include this into the quote. Doing the building contract this way makes sure that nothing gets missed, which guarantees that your build won’t turn into one of the horror stories you may have heard about building a new home.

So how can you give me better pricing than if I go direct?
Many of the builders we use don’t work directly with the public; they don’t have fancy display homes or highly paid sales staff. This allows them to offer us better pricing, that we pass on to you. And, as mentioned above, we do all the upfront research and due diligence to make sure that nothing is left out of the quote. Also, as we work with several building companies, we can short-list the 3 – 4 builders that are best suited to build your design and have each of them quote for your build, so you always get the most competitive price.

Simply put, we devote a tremendous amount of time and effort into making sure that you receive the best possible end result with the least amount of effort and stress on your behalf.
